Heijmans

For the sustainability upgrade of the Jos Klijnenflat and Teniersflat in Geleen-Zuid, we provided 20 containers for a period of 13 weeks. A renovation where residents stayed in their homes — so storage for whatever was temporarily in the way, not for an entire household.

A different kind of construction project

Not every renovation means residents have to empty their entire home. At the Jos Klijnenflat and Teniersflat in Geleen-Zuid — 235 apartments in total — the sustainability work was done while people kept living there. New facades, HR++ glazing, a shared heat pump and CO₂-controlled ventilation. The kind of work where you need to make some temporary space in your home, but don't have to move out. Four things that define this project:

235 apartments, residents stay home

Heijmans is delivering the sustainability upgrade on behalf of housing association ZOwonen. The notable bit: all 235 apartments are renovated while occupied, with a Heijmans resident liaison as a fixed point of contact. That asks for a different logistical model than an empty building — less volume per household, more pace and flexibility in scheduling.

20 containers, 13 weeks

We delivered 20 containers for 13 weeks — sold under Inbox Storage and delivered using the modular 10m³ containers from our sister brand Kubox. A pool that moved along with Heijmans' planning and was used for furniture and storage cabinets that had to leave the apartment temporarily during work on facades and piping. No full move-out, just targeted storage exactly when it was needed.

Safe, dry, sealed

A renovation involving facades and shared installations means dust, damp and movement. Our containers sit in a secure, climate-controlled environment — whatever goes in stays clean and intact. For residents who need to park their seasonal clothes, bookshelves or sofa somewhere for a few months, that's the difference between "in the shed" and "somewhere that's still in good shape after 13 weeks".

From Gouda to Limburg

Geleen is over 175 kilometres from our hub in Gouda. For projects of this scale that's no obstacle — we deliver nationwide, plan around the construction phases, and keep the per-container rate predictable. Construction projects are one of the reasons we've been working across the whole country for years, not just around Gouda.

Small project, same approach

There's a world of difference in scale between 20 containers for an occupied renovation and 384 for a full move-out — but the logic stays the same: clearly agreed planning, fixed rates, sealed units, and one point of contact who thinks along with the contractor. For Heijmans, Geleen-Zuid was a defined job; for us, a good chance to show that our project storage works just as well at smaller volumes.
